Roof replacement in San Jose
Quick answer
A roof replacement removes the old roofing, checks the deck underneath, and installs a new roof system with underlayment and flashing. Golden Sky Roofing Inc, led by Jose Dominguez, who has worked in construction since 2000, is a licensed San Jose roofer (CSLB #1160249, Class C-39). The free on-site estimate comes first, then a written proposal.
Jose has worked in construction since 2000, and that is why we treat a new roof as part of the whole building: the deck, the flashing and the roof edge matter as much as the surface you see. Read Jose’s story.
When a roof needs replacing, not repairing
A repair makes sense when the problem is local: a few damaged shingles, a failed section of flashing, one worn spot. Replacement makes sense when the problem is the roof itself.
Signs that point toward replacement:
- Wear or damage spread across large areas of the roof, not just one spot
- Repairs that keep coming back in different places
- Soft or sagging areas you can see from the ground, or daylight visible in the attic
- Water stains inside that keep returning after repairs
- A roof that has simply reached the end of its working life
If you are not sure which side of the line you are on, the free on-site estimate answers it. We will tell you if a repair is the better call. See roof repair for smaller fixes.

How a new roof is built, layer by layer
A roof is not one material. It is a stack of layers, and each one has a job. Knowing the layers helps you read a proposal and ask good questions.
The deck. The roof deck, usually plywood or boards, is the structural surface the roof is built on. Everything above it depends on the deck being solid and dry.
Underlayment. A protective layer over the deck that acts as a second line of defense behind the roofing material. If wind-driven rain gets under the shingles or tiles, the underlayment keeps it off the deck.
Flashing. Metal pieces that seal the joints where the roof meets something else: walls, chimneys, valleys, skylights and every pipe or vent that passes through the roof. Flashing is one of the most common places a roof starts to leak.
The roofing material. Shingle or tile, installed over the underlayment with fasteners placed the way the manufacturer requires.
Ridge and hip caps. The pieces that cover the peaks and angles of the roof.
Ventilation. Air has to move through the attic. Intake vents at the eaves and exhaust at or near the ridge keep the attic from trapping heat and moisture, which affects the roof deck and everything above it.

Step 1
Tear-off and deck check
The old roofing comes off down to the deck, and the deck gets checked for soft or damaged spots. If we find any, we show you and explain the options before anything new goes on.
Get a free estimateTear-off or going over the old roof
Roofers sometimes offer a re-roof that goes over the old layer. We typically recommend a full tear-off. The reason is simple: you cannot check the deck under a layer you did not remove. Soft or damaged decking hides under old shingles, and a new roof over a bad deck is a new roof over a problem. We confirm the right approach for your roof at the estimate.
What happens when we find damaged decking
Tear-off is the first time the deck is visible. If we find damaged sections, we show you and explain what needs to be replaced before the new roof goes on. We explain what needs to be replaced and what it adds to the price before we continue.
Choosing a roof system
A new roof installation starts with the material. Shingle and tile are the two replacement options we cover on their own pages, because each has its own details:
- Shingle roofing for asphalt shingle replacements, the most common choice for pitched residential roofs
- Tile roofing for clay and concrete tile, including tile repair and the underlayment beneath the tile
For low slope and flat roofs, see flat roofing. We talk through the options at your estimate and recommend what fits your roof and your home.

Step 2
New underlayment and shingles
Underlayment goes down first as a second line of defense, then the roofing material, with flashing, valleys and vents handled as carefully as the field of the roof.

San Jose roofs deal with long dry, sunny summers and wet winters. Sun wears down roofing surfaces over the dry months, and winter rain finds any weak spot that wear has created. Planning a replacement ahead of the rainy season lets you pick your timing instead of reacting to a problem in the middle of winter.
Pricing starts with an on-site estimate
What a replacement costs depends on roof size, the material you choose, and what we find under the old roofing. We explain what moves the number in our cost guide, and we give you an exact figure after the free on-site estimate.
Before work starts
A few small things make replacement day smoother:
- Move vehicles out of the driveway and away from the edges of the house
- Clear items from the attic floor beneath the roof if you can, since nails and debris can shake loose while work is on the roof
- Let your neighbors know there will be noise during the day
- Tell us about pets, gates and anything fragile near the walls
The schedule and the details for your project are in your written proposal.
How the project runs
The steps run from a phone consultation and a free on-site estimate to a written proposal, a deposit, tear-off, installation and a final walkthrough. Once the deposit is in, work typically starts within 1 to 2 days, and a standard replacement typically takes 3 to 5 days. The full sequence is on our process page.

Step 3
Final walkthrough
When the roof is finished we walk it with you, so every detail is checked before the job is called done. The details of your project are in your written proposal.
