Our roofing process
Quick answer
A Golden Sky Roofing Inc project starts with a phone consultation and a free on-site estimate, followed by a written proposal. After the deposit, work typically starts within 1 to 2 days. You pay again after tear-off and a final time when the job is complete, then we walk the finished roof with you.
Step 1: A phone consultation
You call (408) 315-1929 and tell us about your roof: the address, the type of roof, and what you are seeing. We use this call to understand the problem and to make sure we are the right fit before anyone drives out to your property. If a roofer is not the right trade for what you describe, we say so.
Step 2: A free on-site estimate
If it looks like a good fit, we schedule a visit. Anthony Rivera, Sales and Estimating, walks the roof with you at the free estimate and talks through your options. For a replacement, we measure the roof. For a repair, we trace the source of the problem.
We can give you a ballpark price in person at the visit. The written proposal follows by email. The estimate is free whether it leads to a repair, a replacement, or nothing at all.
This is different from a roof inspection, which is a paid service that documents the condition of the roof with photos and written descriptions. It is separate from the free estimate. Contact us for a free estimate to talk through which service you need.
Step 3: A written proposal
Before any work is scheduled, you receive a written proposal with the scope of work and the price. The warranty terms are provided in writing before work starts too. See our warranty page for how the two warranties work.
Read it, ask questions, and compare it with anything else you have. We answer questions about it for as long as you need to understand it.
Step 4: The deposit and the schedule
When you say yes, you pay a deposit of $1,000 or 10% of the contract price, whichever is lower, and we set the schedule. Once the deposit is in, work typically starts within 1 to 2 days. We tell you the date that applies to your job.
We pull the permits for you and add the permit cost to your estimate, so you do not have to visit the building department. Permit requirements are set by each city and depend on the job, and we tell you what applies to your address at the estimate.
Step 5: Tear-off and the second payment
For a roof replacement, the first day is usually tear-off: the old roofing comes off so we can see the deck underneath. After the tear-off, the second payment is due. If we find damaged decking, we show it to you and talk through any extra work before it starts.
Step 6: Installation
After the deck is sound, the new roof goes on layer by layer, as described on our roof replacement page. A standard roof replacement typically takes 3 to 5 days. Repairs, residential and commercial, are typically scheduled the same or next day once the work is approved.
Weather can move any outdoor schedule. If it does, we tell you.
Step 7: Final walkthrough and final payment
When the roof is finished, we walk it with you, clean up the site, and hand over your warranty paperwork. The final payment is due at completion.
How you pay
We accept cards and personal checks. We do not accept cash. Payments follow the three milestones above: a deposit of $1,000 or 10% of the contract price, whichever is lower; a payment after tear-off; and a final payment at completion.
Who you deal with
You have one office to call from the first conversation to the final walkthrough. With 20+ years of experience in construction behind us, our team stays with your project from the first estimate and written proposal to the finished roof.
