Torch down cap sheet installed across a flat roof with membrane rolls staged

Torch down roofing in San Jose

Quick answer

Torch down roofing is a modified bitumen system installed in layers, with the seams sealed using a torch. It is used on flat and low slope roofs and can be repaired as well as replaced. Golden Sky Roofing Inc installs and repairs torch down roofs under CSLB #1160249, Class C-39, and the estimate is free.

What torch down roofing is

Torch down roofing uses sheets of modified bitumen, which is asphalt reinforced to handle movement and weather. The sheets are applied in layers, usually a base sheet and a cap sheet. A torch heats the underside of each sheet so it bonds to the surface and to the neighboring sheet.

The result is a continuous, layered membrane well suited to flat and low slope roofs.

Types of modified bitumen

Modified bitumen comes in two main types. APP modified sheets are the kind usually applied with a torch. SBS modified sheets can be torched as well, but they are also often set in cold adhesive or made self-adhering. The cap sheet usually has a granule surface that shields the asphalt from sunlight, and light colored granules help reflect heat. On roofs with many vents, pipes and equipment curbs, the layered sheets can be built up and flashed around each one.

When torch down fits

Torch down is a common choice when:

  • A flat roof needs full replacement
  • You want a layered system with bonded seams
  • The roof has penetrations and details that benefit from a layered build-up

It is not the only choice. We compare it with the other flat roof options at your estimate, including TPO roofing and silicone roof coating.

How a torch down roof is installed

  1. Surface preparation. The roof is cleared, checked and prepared. Damaged areas are repaired.
  2. Base sheet. The first layer is installed over the prepared surface.
  3. Cap sheet. The top layer is torch applied and overlapped so the seams bond.
  4. Seams and details. Edges, flashing, drains and penetrations are sealed and checked.
  5. Final review. We go over the finished roof, then walk it with you and hand over warranty paperwork in writing.

Torch application requires proper training and safety procedures.

Torch down repairs

A torch down roof can be repaired. Typical repairs include re-sealing lifted seams, patching damaged areas and replacing worn flashing. If the whole roof is near the end of its life, we will discuss replacement. For the overview, see flat roofing in San Jose.

Signs a torch down roof needs attention

  • Blisters or bubbles in the surface
  • Seams lifting at the edges or overlaps
  • Bare spots where the granules have worn away
  • Cracks in the flashing at walls, vents and pipes
  • Puddles that stay on the roof long after a storm has passed

Catching these early usually keeps the fix to a repair. Photos taken from a safe spot help us understand the problem before the visit.

Questions to ask before a torch down job

  • Will the old roof be removed or covered, and why?
  • How many layers will be installed?
  • How will edges, drains and penetrations be flashed?
  • What warranty comes with the work, and where is it written down?

We go over each of these at the estimate.
