Commercial roofing contractors in San Jose
Quick answer
Golden Sky Roofing Inc repairs, replaces and inspects commercial roofs for property managers, HOA boards, multifamily owners and building owners in San Jose and Silicon Valley. We are licensed under CSLB #1160249, Class C-39, and you deal with the same office team from the first call to the final walkthrough.
Who we work with
A commercial roof usually has more than one person depending on it. Here is what each of them tends to need from a commercial roofer.
- Property managers need a written scope they can file, a clear recommendation, and a contact who answers.
- HOA boards need to see why the work is the right call before they approve the spend.
- Multifamily owners need access and notice planned around residents.
- Commercial building owners need a roof system matched to the building. Our commercial work is flat and low slope roofing, and we confirm what fits when you call.

Commercial roofing services
Each service has its own page, because the decision behind each one is different.
- Repair for a roof that is mostly sound but failing in places. Repairs, residential and commercial, are typically scheduled the same or next day.
- Replacement for a roof at the end of its working life, with the system and scope settled before work starts.
- A condition inspection when you need the roof documented for budgeting and records.

Commercial roofs
Flat roofs on commercial buildings
Commercial buildings often have flat or low slope roofs with rooftop equipment, drains and penetrations that need careful detail work.

Many commercial roofs are flat or low slope. We install and repair torch down, TPO and silicone coating systems. How those compare, and how to choose, is on our flat roofing page. The right system depends on the roof’s slope and condition, how the building is used and the budget, so it is worth settling before you compare bids.

Multifamily and HOA
Apartment and multifamily roofs
Property managers and boards need clear proposals and a team that handles the job from estimate to finish.

Apartment buildings and HOA communities add people to the decision. Residents need notice, access has to be planned around them, and a board or owner usually has to approve the work. Tell us on the first call who signs off and what access the building allows, so the proposal answers the questions your owners or board will ask.
What to have ready when you call
You do not need a full file to start. These details point us to the right service faster:
- The building address and, if you know it, the type of roof
- Where the problems are: leak locations, ponding water after rain, damaged flashing or failing seams
- Any earlier repair records, inspection reports or photos
- Tenant hours or restricted areas, and where the roof hatch is

What a commercial roofing proposal should cover
Whoever you hire, a commercial proposal should be specific enough to pass to an owner, a board or an accountant without a second explanation. Look for the roof system and materials, the area of roof included, how damaged substrate is handled, flashing and drainage details, access and scheduling, cleanup and payment terms. If a line is missing, ask for it before you approve the work. The steps from first call to final walkthrough are on our process page. We send every proposal by email, so it is easy to forward.
Who leads your commercial project
Jose Dominguez joined the union trades in 2006 and spent about 12 years there, nearly all of it on commercial exteriors: waterproofing, fireproofing and exterior wall systems. His work took him to large commercial jobs across San Francisco and Silicon Valley, including airports, convention centers, professional sports stadiums and large corporate buildings.
He served an apprenticeship, worked as a journeyman, rose to foreman and led crews of nine or ten. He sprayed fireproofing, and for a period he served as assistant to the instructor of the union apprenticeship training program. After his union years, he ran his own exterior construction company before founding Golden Sky Roofing. Read Jose’s story or see our projects.
