TPO roofing in San Jose

Quick answer

TPO is a single ply roofing membrane installed on flat and low slope roofs in San Jose. The sheets are joined with heat welded seams, which makes a continuous waterproof surface. Golden Sky Roofing Inc installs TPO roofs under CSLB #1160249, Class C-39, and the on-site estimate is free.

What TPO roofing is

TPO is a single ply membrane, meaning one layer of manufactured sheet material covers the roof instead of a stack of layers. TPO membrane sheets are rolled out over the prepared roof, overlapped, and welded together with heat at the seams. The membrane is typically white or light in color, which reflects sunlight.

Why owners choose single ply membranes

  • Welded seams. The seams are fused, not just overlapped or glued.
  • Light, reflective surface. The membrane reflects sunlight instead of absorbing it.
  • Clean, uniform surface. One membrane means fewer joints than a layered build-up.
  • Good fit for replacement. TPO is commonly used when a flat roof is being replaced.

Whether TPO is right for your roof depends on its condition, shape and details. We go through that at your estimate.

How a TPO roof is installed

  1. 01Roof assessment. We check the existing roof, deck and insulation.
  2. 02Preparation. Damaged areas are repaired, and the old roof is removed or prepared as needed.
  3. 03Insulation. Where needed, insulation is installed over the deck.
  4. 04Membrane. TPO sheets are laid out, attached and overlapped.
  5. 05Seams and flashing. Seams are heat welded, and edges, walls, drains and penetrations are flashed.
  6. 06Final walkthrough. We review the finished roof with you and hand over warranty paperwork in writing.

How TPO is held in place

TPO can be attached in a few ways, and we explain which one fits your roof in the written proposal. A mechanically attached membrane is fastened through the insulation into the deck, with the fasteners hidden under the overlapping seams. A fully adhered membrane is glued to the insulation or cover board below. The right method depends on the deck, the existing roof and the building, and we explain the choice in the written proposal.

Signs a flat roof may be ready for TPO

  • The current roof leaks in several places or has been patched many times
  • Moisture has soaked into the insulation
  • The surface is cracked, blistered or worn through
  • Water ponds after rain (the cause has to be found and fixed first)

Some of these point to a coating instead, so we check the roof before recommending a system.

TPO and other flat roof options

TPO is one of three flat roof systems we install. See torch down roofing for a layered bitumen system, or silicone roof coating for restoring a worn but sound roof. The flat roofing overview explains how to choose.

Where TPO falls short

Like any membrane, TPO can be punctured by dropped tools or sharp debris, and a seam is only as good as the welding behind it, so the quality of the installation matters. TPO also does not fix a drainage problem: ponding water and wet insulation have to be dealt with first.

Caring for a TPO roof

TPO needs little upkeep, but a few habits help it last. Keep drains and scuppers clear so water does not sit on the membrane. Limit foot traffic, and ask other trades to use walkway pads near rooftop equipment. Look for punctures, loose edges or open seams after storms. Small punctures and seam problems can usually be repaired with heat welded TPO patches. Catching small issues early keeps them small.
